Good Morning, Don't forget, there will be a mock auction seminar held at 11:15 the day of the auction. We also want to clarify a very important point, these condos are 100% ownership, all yours, no timeshare. Finally, the Developer just informed me that if any of you have stayed at Chelan Resort Suites during 2009 they will credit the amount of your stay toward the purchase price if you buy a condo at the auction.

Please take notice of all the new minimum bids and the extra incentives offered by the Builder.

The weather is great in Chelan, the preview Sunday was in the mid 80's. The Chelan Resort suites are open for viewing every weekend until the Auction. Some units will receive an HOA dues credit of $2,400. Some units will receive 2 secure parking stalls (value of 10-15 k).

Our May 30th auction was a success. The Kent communities being the most popular, with every house selling at Sunnfjord. Many first time Buyers were able to get just what they had been waiting for. Investors also were satisfied.

Cantera sold all but four homes, two have sold since the auction and we have both models still available. Custer Oaks has a few condos left at great pricing. So call today.

You have plenty of time to preview and get ready... We had great attendance at the Mock Auction Seminar and many people were able to get their questions answered. I will cover a few of the key points in case you were unable to attend.

Inspections have been completed on all homes the reports were sent to the Seller. There were only minor items. The Builder has diligently addressed all items on the inspections of every home, and Barry Mortensen from WIN Home Inspection will be re-inspecting the properties next Tuesday.

If you need an inspection report prior to bidding. Just call Qui at 253-859-8500. Brokers, if you need a Broker Participation Form, also call Qui or James G. Murphy Auction Co. at 425-486-1246.

Also to keep in mind, if you’re a Sunnfjord purchaser, Peter James at 253-988-0426 at Golf Savings is the preferred lender and his company will offer 3% of your closing cost paid for you up to $20,000 of the final sales price. Shawn Portmann 253-208-7817, the preferred lender for the other 3 communities (Canterra, Cooper Crest and Custer Oaks) offers a 14 day closing guarantee, or he will pay your closing cost for you and this does apply to FHA and VA.

We are nearly down to the final preview date for the auction, come out his weekend and take a look. The weather man said you may not need an umbrella. We were just informed yesterday that Barry Mortensen from win Home Inspection will be at the auction to give an overview of what he experienced on the home inspections.

Mostly minor pick up items which the Builder has been diligent about resolving. As the date approaches we have staff available for last minute showings of the properties so feel free to call us.

Soundbuilt auction update: open house activity has been better than expected. We have a fair amount of people signed up for the Mock Auction Seminar that is may 20th.

All inspections on the homes have been completed and are under review. Only minor issues which the Builder has stepped forward to resolve. Nice to have all of that out of the way so we can be assured our Buyers are satisfied.

We listed a couple properties in the MLS above minimum bids to test interest. We received offers immediately. With interest rates at the lows they are and these incredible starting bid prices it seems like this auction is really going to be an opportunity for the Buyer.

Julie and I put the final touch on the venue layout today and it seems like our location is perfect. Privacy for signing offers. A large screen and nice technology for viewing.

12 computers available for last minute private viewing, and a seperate area for spectators to lounge until all bidders are seated. 18 days left, plenty of time to make your new home selection.   • People are starting to take advantage of the interest rate and the $8,000 tax credit for first time buyer or people who have not owned for more than 3 years.
  • Renters are on the move to buy since prices and interest rates bring home ownership close to or below the cost of rent in some cases.
  • Several new home communities have been sitting with finished inventory for the last year, but have seen a surge in sales in the last month. Watch for this trend to continue and as inventory shrinks, supply & demand will come more into balance. We are even seeing multiple offers on new homes in the $250-400k price range.
