Buying Real Estate at Murphy Auction
Auctions are quite common in Europe and not all auction properties are a distress sale. Some recent auctions have given real estate auctions a bad name. For those who have not had the experience of buying at a Murphy Real Estate Auction or if you are a first time buyer, no worries, our staff will guide you through it!
We have laid out a step by step procedure:
Preview the property and get all the information available from Murphy Real Estate Auction at one of our public open houses, online, or by calling us.
Review the inspection when available and ask questions if necessary, properties are sold as is unless new construction warranties are still in effect.
After you decide the property is what you want, get pre-qualified to make sure you are comfortable with the initial investment and monthly payments. Keep in mind that many properties will sell above the minimum bid, so know your max limit to purchase.
We will have a mock auction seminar for anyone wanting to attend one week prior to the event to prepare you.
When you arrive the day of the auction, you will register and receive a number from the front desk.
Proceed to the auction area and relax.
When the properties are introduced, you will need to get ready to raise your hand and make eye contact with the auctioneer when you hear the price you are willing to pay.
If you are the winning bidder, we will come over and have you sign a purchase confirmation.
You will then proceed to the purchase area to complete the purchase and sale agreement with one of our real estate agents – Unless you are bidding on multiple properties, then you will do your paperwork at the end of the auction.
From this point on through closing, it is just like a traditional purchase.
